Roof replacement cost
Two national guides publish a typical range for a full replacement, and they price it differently: Fixr works in dollars per square foot of roof, Bob Vila in a total for a whole house. Both are below with their own dates. The spread is wide because the tear-off, the deck underneath and the pitch are unknown until the old roof is off — which is also why every guide tells you to get three written quotes.

What moves the price
- Pitch and access
- A steep or cut-up roof is slower and needs staging; both guides put labor at 40–60 % of the bill, so hours drive the price more than shingles do.
- What is underneath
- Rotten decking is priced at $2–$8 per sq ft by Fixr and is invisible from the ground. Significant rafter damage can add up to $5,000.
- Layers
- Stripping a second or third layer costs more to remove and dispose of; Fixr prices tear-off at about $50 per square.
- Climate details
- Ice and water shield runs about $0.50 per sq ft in cold regions; extra venting or insulation in hot ones adds $100–$2,000 (Fixr).

Why do the published figures differ so much?
Because they price different things. A per-square-foot figure for installing shingles excludes tear-off, deck repair and disposal; a whole-house average includes them. Read what each range covers before comparing it with a quote.
How do I work out my roof's area?
Roof area is not floor area: a pitched roof is larger than the footprint it covers, and the steeper it is the larger it gets. Measure the footprint and apply the pitch multiplier, then add for overhangs.
